If you are an ex-pat living in Spain then using e-bay can be a bit of a bind.

Benidorm on the Costa Blanca of Spain is one of the most popular holiday resorts in Europe. Its appeal of long sandy beaches, vibrant nightlife and family orientated atmosphere means investing in a holiday home or for living on a permanent basis has long been a dream for many people wanting to start a new life.

Are you dwelling on the thought about securing a real estate property in Benidorm? Is it for your personal use or for a growing investment? Whatever the reason behind your interest in the Benidorm property market is, you have to pose a careful thought and take the significant things into consideration. For one, Benidorm is one of the cities of Spain which is frequented by tourists especially in the height of summertime. With this, a lot of opportunities for making a promising business open their doors for you and it is a matter of choice to grab and take advantage of them.

There are numerous apartments which are up for sale in Benidorm. Apartment buildings are commonly found in the city and their styles and prices depend on the place where they are situated and the furnishing that comes along with the purchase. Many people find it practical and more affordable to secure apartments than spend money on the maintenance of a family house. This can likewise be a good choice especially if you intend to make it your second home as you visit the city.

Staying right in the heart of the city is also going to be economical with an apartment. Try to compare the expenditures that you are going to be faced with as you maintain a full residential house. More so, the entertainment life is more accessible for those who live in the apartment buildings. You can save a lot from the cost of transportation too. Being a busy place, the city accommodates smaller yet taller buildings which can house floors of apartments. It may cost you a lot during the first few payments but later on, you will realize that you have made the right choice as the returns on the savings will be greater in the end.

If you keep on returning to Benidorm to spend your holiday getaways or you prefer to stay therein and rent an apartment for a long time, then why don’t you opt to get an apartment of your own so that you can call it your second home? In this way, you will have the profound reason to go back and enjoy the features of Benidorm.

Now here is another thing to take into your mind. You can turn the Benidorm apartments into an income generating property. Why not purchase apartment units and rent them to other people? You can never be on the losing end because more and more people gather in this city to enjoy their vacation, simply tour around or stay for good. So, you can sit back and relax as you wait for the returns of your investment. As a tip, the rental price and demand for the apartments are higher during the summer months.

So why not grab this chance of making a rewarding investment? With this type of Benidorm property, you can be certain that your pleasure both in communing with nature, enjoying a Spanish city life, and acquiring income will be satiated.

The summer is upon us again. the skys across Spain are blue….not that that has chabged much…they are blue for a good proportion of the winter as well. It is now that the pink creatures appear on the beaches. Whether they appear from the sea or the sky I am not sure, but appear they do, in their thousands.

The holidaymaker. From Hotels in Ibiza to hotels in the Costa del Sol, the holiday makers start popping up. They wear shorts when its cold. its not surprising they scream so loud when they jump in the pool. Staying in some cheap hotel its not long before the radiant glow of their sunburn illuminates the sky. I now know why we have no street lighting in Spain. For a good portion of the year the irradescent glow from the hotels in the Costa Brava or Blanca, Dorada or Almeria have lit up the night sky.

I suppose in this time of carbon footprints and energy saving its a positive move to have your lighting provided by the tourists.

Panama Legal, the Panamanian law firm received recognition today from the Martindale-Hubbel Directory of Legal Services as the law firm with
the best visibility on the internet in Panama. The No. 1 position comes as the Asset protection specialists move to prestigious new offices in the Global Bank building on Panama City’s 50th Street.

Founded in 2006, Panama Legal has expanded rapidly on the back off the rising interest in Panama as an offshore Tax Haven. The law firm specializes on offshore company formation, Corporate trust agreements and various offshore banking facilities including trust and anonymous banking in Panama and Guatemala.

A spokesperson for the company said that they had benefited, not only from the resurgence in popularity of Panama as a tax haven but also because of the increased regulation and uncertainty in European Tax
havens following breaches of Bank security in the region.

“Panama has always been a destination for those looking for privacy and security in their private arrangements” the spokesperson remarked.

“Since the 1970’s we have been at the forefront of Asset protection for clients. With the problems that are now being faced in Europe, our privacy laws and trust arrangements have meant that we can now offer clients what European tax havens can no longer offer, complete privacy and security. Our banking system is as modern as any in the world and in Panama, confidentiality is sacrosanct. We cannot be intimidated by external government as they are trying to do in Europe so we are seeing many individuals and companies moving to Panama to protect their assets”

Advertising Your House Rental Or For Sale By Owner

If you are looking to sell your house or even if you have a holiday rental and are looking to manage the bookings yourself there are now a vast array of websites looking to offer services to you to advertise your site. Out of the thousands, maybe millions of websites out there, most will not provide what you are looking for. Website design these days is relatively cheap and a ‘pretty’ website is not an expensive product to produce. the key to success for you, the advertiser however, lies in the amount of traffic that visits the site, ( The number of individuals looking for what you are selling/or renting.) In the competitive world that the internet has now become, unique visitors are the domain of the Page 1 Club, or more specifically, the Google Page 1 Club.

The reasons for this are simple. Google now accounts for over 70% of all search traffic on the internet. Whilst from a website owners point of view the 30% shared between all the other search engines is important, from an advertisers point of view, looking to maximize your return on your advertising dollar or Euro, you can discount the minions and concentrate on the main event.

The other interesting statistic is that 85% of people searching on Google never look past the first page of results. 95% never go past page 3. So if you are looking for traffic and visitors to your house sale or rental advert you need to concentrate on the sites that occupy the Page 1 results on Google.

The next step is to find out which search terms are the most used for your rental or sale. the search terms are the keyword or phrase that you type in the box when you are looking for something on Google. Statistics are kept on who searches for what and how many times, so you can determine which terms are most relevant for your type of property and whether you are selling or renting.

Search terms can be split into two categories, major traffic keywords and more specific minor keywords. There is a line of thinking that people start there search for a product or service by using general keyword searches. As they become more focussed on what they are looking for they also become more specific in their keyword search terms. Therefore, when considering the search terms that apply to you, you need to consider not only the high traffic keyword searches that will get the site you advertise on, the highest number of visitors. but also cross-reference the sites against the websites found on the more specific keyword searches. Ideally you are looking for a site or sites that appear on Page 1 for both. Alternatively, look to split your marketing between sites that cover both areas.

Once you have decided on a website, the single biggest mistake made by advertisers is rushing their advert, thinking that if they get it up and running with the minimum of information it will attract visitors and enquiries. There is a simple rule in the internet game- Content is King. This means that you should provide the maximum amount of descriptive information that the website will allow. Turn your advert into an essay about your property and its benefits. Talk about the local amenities, the area, the town etc. The more content you provide, the more small keyword terms will register with the search engines and it is quite possible that your advert page will rank by its own for some of these terms that match identically with your description. If someone searches for the term, - A pretty little house with a dock in Mount Pleasant SC, - and this was part of your description, its quite likely you will be on Page 1 for this term. It could be the difference between a sale or enquiry.

The internet is governed by content, so use the space provided to the maximum and good luck.

Getting a K1 visa is the first step for many to a new life and marriage in the USA. The Fiancee Visa must be filed by the US partner and starts a complicated procedure to allow the non-American half to enter the US to get married and subsequently live and work in the US.

There are forms to be filled and filed with Homeland security and if accepted you are then passed onto Immigration where your visa is stamped. The regulations governing immigration into the US has been severly tightened since 9/11 and applications are scrutinised much more thoroughly than they were before the twin towers attack. Dealing with Immigration is a soulless affair. Their prescence at airport passport control is legendary for all holidaymakers making their way to their final US destination.

However if your aim is a new marriage and life in the US then don’t be detterred by the red tape and just be patient. It will be worth it in the end. I married a US citizen back in 2004 and spend my time between our homes in South Carolina and Spain. I didn’t have to get a K1 fiancee visa as I wasn’t looking to work in the states, but I enjoy my time there and recommend it as a way of life.

So just be sure that the correct I-129F gets filed and then just follow the right procedures and the Visa will come. Good Luck and congratulations!

Treasury Secretary Paulson finally admitted what most people have known for some time. Speaking to the Council of Institutional Investors in Washington, D.C. he remarked that the US economy ‘has turned down sharply’. So much for the preemptive nature of treasury forecasting! The remarks came amidst a week when central banks around the world made little headway in easing pressure on the dollar with just a 0.25% cut in base rates by the Bank of England. Meetings this week between delegates from the Federal Reserve and the European Central Bank whilst focussed on injecting liquidity into the markets, will undoubtedly turn to some discussion on the strength of the Euro, which has helped force the rise in oil price that has so adversely affected US households and stifled the spending that was the backbone of the economy.

The ongoing mortgage crisis seems almost ‘old news’ these days, but with millions of sub-prime mortgage companies resetting interest rates shortly, the ability to meet repayments is still the main focus for many homeowners. This is never more so important than for investors who have rental accommodation.

One of the hardest sectors hit in a recession apart from the homeowner market is the rental sector. The ability of tenants to make their rental payments can seriously affect the liquidity of an investment project. Whilst all the news is focussed on the plight of the homeowner, there is little sympathy, or coverage, for the individual who has invested their hard earned money into investment property for rental. For many of these investors, their property purchase has been geared with a mortgage and it is the rental income that allows the investor to make the mortgage payments on the property. If a tenant starts to default on his or her rent, then it is the investor who has the problem in meeting the financial commitment against the property to the mortgage lender.

This problem can be most evident in small rented units. In these two or three family units it is normal to find that the owners of the property are not large corporations, but are more likely to be first or second time investors setting out on their first forays into private investment opportunity. It is these ‘everyday’ people who are also most likely to suffer when defaults on rental income make meeting the mortgage repayments difficult. There is less to fall back on, and eventually the investment property will become just another statistic in home repossessions with the investor not only losing his original capital, but also at risk to his other personal assets, which may have to meet any shortfall from a forced sale by the lender.

It is this section of the rental market that also suffers most from inadequate tenant screening. Small investors are less likely to screen tenants and obtain sufficient credit inquiries. When the economy is vibrant this burden of credit worthiness is often bypassed by the individual investor. Renters in stable employment can often be the only checks that a landlord may make. A recession however, puts even the security of employment to the test and it is now that new tenants, and also existing tenants in a position to renew an existing rental contract, should be screened to ensure that they will be in a position to maintain their rental commitment. It may only take one defaulter in a small three or four family unit to put the whole viability of the investment at risk.

Recessions are by nature a time of financial burden and all possible steps should be taken to secure that the least risk is taken when securing the financial liquidity of an investment project. It may seem harsh to tighten the financial screws on existing tenants, but forewarned is forearmed, and ultimately it will be the investor that that will suffer along with all his financially secure tenants if a defaulting tenant puts the property into foreclosure. A situation that may easily have been avoided with adequate renter screening.

Its only a few miles to the big Apple but Hoboken, New Jersey is a world apart from the bustle of Manhattan. It does however hold some things in common with the metropolis, the main one being at this point in time, real estate deals. You may scoff, but on one side of the equation you have the Bid D, Donald Trump building more tower blocks than ever before and making more money than ever before. If D says there are deals to be has then its worth taking note.

With interest rates at 2.5%, those who actually qualify for mortgage finance are looking a once in a lifetime opportunity squarely between the eyes. Confidence is still low. This we know. But it will not be long before the liquidity in the finance markets starts to ease up and those who are strong of character realize that investing in real estate at this point in time could be the making of their future. So discuss Real Estate in Hoboken and Jersey City with your friends and you might just come to the conclusion that the Big D is right and its time to get whet.

Whichever way you turn, the news is not good. Yesterday, the Halifax announced its house price index figures showing the largest drop in house prices (-2.5%), over a one month period since 1992. With the Bank of England’s announcement on interest rates due on Thursday 10th April, the indications are that a cut in rates is now inevitable. Whether the cut will be large enough to be a stimulus to the housing market is debatable. Markets are forecasting just a 0.25% cut which may be swallowed up by the banks and mortgage lenders in an attempt to recover some of the margins they have lost over recent months due to the inter-bank credit crunch.

This comes on the back of a week of indicators including figures showing that mortgage deals available from the banks and home loan lenders have reduced by 20%. Even so, there are still nearly 4000 deals on the market although fixed rates and discounted rates are hard to come by. It is just harder these days to wade through the available deals to find one that has the most suitable underwriting terms to meet an individuals needs.

The Euro has also hit an all time high against sterling and the dollar. This has helped dampen the holiday property markets in Europe which were once primarily funded by British purchasers. The knock on effect on holidays could also see additional negative impacts on economies such as Spain.

The major concern as we look forward must be reflected in the continuing slowing of the US economy. If a crystal ball was required, we need only look west to see what may lay ahead. Even with the Federal Reserve having ’slashed’ interest rates three times in quick succession and a stimulus package that will see most tax paying Americans shortly receiving a $600 - $800 cheque from the IRS in the next few weeks, overall sentiment in the economy is firmly on a downward path.

Gas, (petrol) prices are at nearly $4 a gallon, an all time high due mainly to the weakness in the dollar. The cause of the weakness being the interest rate cuts that the Federal Reserve made in an attempt to stimulate the housing sector. The ‘Catch 22 ‘ scenario seems set to drive the economy into recession unless the ECB and Bank of England join forces in an attempt to strengthen the dollar by cutting their interest base rates. This would not be a bilateral move of generosity on the part of the Anglo-Euro central Banks. Far from it. It is a given that if the US falls into recession that Europe will follow. The fact that the central banks across Europe act independently of government should mean that it would be easier to make such decisions. However, the Euro-zone is a relatively new animal and finds itself in possession of conflicting indicators from disparate parts of the kingdom. This makes decisive action harder to make, leading to delays that may leave more damage than they would have under the old European currencies regime.

With the latest figures from the Halifax and an interest rate cut imminent, the beneficiaries of the lower rates may end up being those who decide to refinance their home loan instead of moving house. The HSBC announced today, (April 9th 2008), that it is willing to offer refinance deals for people with expiring fixed rate mortgages. This may be the start of a rebirth in lending with those banks not unduly affected by US sub-prime losses getting ready to pick up the slack from the mortgage hunting public looking to avoid higher payments in the months ahead.

Where am I? I suppose thats always the first question you ask yourself after waking from a concussion. The surroundings being unfamiliar and a distinct feeling of dis-orientation combine to produce a necessity to facilitate an answer to the question.

Car…Prat driver…ah..it starts to come back to me. I move my head to the side and determine I am in a hospital bed. There are noises all around as the bustle of the emergency room invades the enclosed space I occupy. I try to lift my head from the pillow. Ouch…I grimace. I raise my right hand into line with my line of vision. Well at least thats still working!

I decide not to move anything else until I get a better explanation of what might hurt from someone with a medical background. I lie there staring at the ceiling and start to piece together the events that led me here. The car..the tunnel, the accident..it all started to filt back into place apart from the final moments which were still a blur.

I’m in an American hospital, I thought. Oh God, how much is this going to cost? I need a lawyer. I need a good Boston car accident lawyer. That prat in front of me is going to pay for this…this, the hospital…and more.

My mind was racing when the nurse pulled back the curtain.

‘Hey there’ she said with a smile. ‘How are we feeling?’

I didn’t know about her, but I wasn’t so great. ‘ What happened?’ was all I could muster.

She recanted the facts that I had put together moments earlier. Boston, the accident…

‘Your fine’ she said, ‘ Nothing broken, just a concussion and some minor abrasions’ I manged a smile to myself and relaxed a little. My mind drifted back to the fact that this was going to cost me a packet. Did I know a lawyer in Boston? My mind started searching for an answer. It was interrupted by a feeling of tiredness. Later, I thought. I’ll find a lawyer later.

The hallways of City Hall were not quite the same as you see in the movies. No elegant marble or oak paneled walls. To the best of my recollection they were mustard and dirty, segmented by fire doors with a single plain square window criss-crossed with re-enforced glass. The license office itself reminded me of an un-employment office back home, stern in comparison to the function it fulfilled. No matter. We had made it in time and emerged moments later marriage license in hand.

We celebrated with lunch at The River Cafe which didn’t seem quite so large in the daylight as it had in the dark. There is no better place to sit of a summers evening and admire the view of Manhattans skyline than the deck at The River Cafe and was the place we decided to take some new friends for a post wedding dinner on the night after the main event.

Tuesday came and went like a blur. It was shopping followed by more shopping and by afternoon I retired early and left my wife-to-be continueing to shop for her bridal accessories. Fifth avenue got a blast that late autumn day but the results on the night were worth every dime.

Wednesday arrived. The day of the wedding. The morning was spent with, you guessed, it more shopping. By early afternoon I left my fiancee to go get the rings, which were being hastily re-sized at a merchant in the Diamond district. Little did I know that she would get caught up in a bomb scare leaving her locked down in the merchants for an hour before losing her driver. She ended up walking back to the hotel amongst the pandemonium carrying bags upon bags of bridal accessories. by the time she arrived it was late afternoon. She had an hour before the appointment with her hairdresser for the evening ceremony. We curled up on the sofa with a glass of champagne. She recanted the story of her incarceration. It wouldn’t be the last time that circumstances would get the better of her, but for now we just laughed.

All the plans were in place and we were set for a memorable night.

Millions of people are now choosing to rent their holiday villa or apartment directly to their prospective clients through advertising on the internet. In the first of our series of articles we looked at how to choose which sites to use through the use of search traffic statistic provided by the major search engines. Search traffic represents the volume of visitors that are searching the internet for specific keywords and phrases as is an indicator of how many visitor a particular site may attract because of their positioning on the first page of the results for a given term.

Keywords are only an indicator. To fully benefit from a websites traffic it is also important that the page you create has as much information formatted in the most optimized manner so that your ‘advert’ has the best chance of being listed independently on the search engines. This will help drive traffic not just to the website you have advertised with but also send traffic directly to the page showing the advert of your holiday home.

The premise is, that if the page you create is properly formatted and contains the correct information you are able with a little work to make it visible for some of the most targeted keyword searches, sending visitors who are specifically looking for your type of property in your resort location, straight to your villa. This is much more preferable than hoping they click on your villa as one of many in a database search from the websites homepage. This type of search will send traffic to your page but the ratio of enquiries will be much higher in the former scenario than the latter.

The first thing to look for having chosen a number of sites to consider is the landing page. This is the page on the website that you land on when clicking on the link in Google. This should be a page specific to your resort or property type. This being well search for a villa such as yours and click onto one or two of the properties. There are several things to look out for on the ‘advert page’.

First, compare the title of the page between two or more properties. The title is the description you will find in the blue bar at the top of your screen. Check to see if the title is the same or different for each property. The title of any page on a website should be specific to that page. It is one of the most important things that the search engines look at when they index a page. If the website you are looking at has the same title on every page of the site, forget it and move onto the next website in your list for consideration.

If the title are different they should contain some specific information. This includes, The name of the resort, the property type and the rental status. By this I mean for example, a villa for rent in Moraira, Costa Blanca, Spain should have the minimum included phrases of Moraira, Villa, and rental or holiday rental in the title. You can check the actual title against the list of most popular keywords that you have made from the Google keywords tool. If the page title matches up well with a well search phrase then you can look further.

You should also then look to see if the page has a headline. Usually in bold at the top of the page. If the site is doing its job properly, this headline will be whats known as a h1 tag. You can check this by going to the menu bar at the top of your browser. If you are viewing in Internet Explorer, go to ‘View’ and click on the link in the drop down menu for ‘page source’. In Firefox this say just ’source’. A page will appear with the code used to create the page. It looks confusing, but do not be alarmed. Just slowly scan the top third of the page looking for the text used in the headline. Once you have found it, check to see if at either end of the text there is a <h1 symbol. If there is, good, if not, just make a note, a negative point if you will for this site.

Slowly you will be able to build a picture of which sites are most suited to bringing you the most traffic for your villa or apartment advertisement.

Is It The Euro Not The Dollar That Is Causing Global Problems?

It is an undisputed fact that the dollar is weak. The trade deficit run up by the Bush Administration in financing the war in Iraq and the sub-prime mortgage crisis are just two of the factors that have driven investors from the dollar to its baby sister, the Euro. The resulting effect has been to see a rise in the price of oil above 100 dollars a barrel as the race for commodities in the markets has left currecy traders trampled under the rush to get out of the way. Oil, gold, even wheat seems preferable.
The US economy is brinking on recession, although we have yet to see one quarter of negative growth ( the definition of recession is two quarters of negative growth).

Definitions aside, you can feel the mood of anticipation when you talk to realtors in some parts of the country. In South Carolina, a real estate market that has not been hit by as large a correction, as say, California, realtors in Mount Pleasant tell an all too familiar story when they say that they are finding buyers sitting on the fence in a waiting game to see how prices will jump before committing to a purchase.
The mortgage crisis which burst the bubble in the US was quick to spread and the tightening of secondary lending soon put UK mortgage lender Northern Rock Bank in a liquidity crisis that needed a government bailout. In a matter of a month the virus had crossed the atlantic and the UK property market caught the same cold as its never ending climb stalled under a realization that prices were not a never ending staircase. This was something that had not been seen for nearly a generation of home-owners and was 1989 since the fears of mortgage debt being higher than property value had reared their ugly head.
The virus continued to spread. Spanish developers who had been building as fast as they could were soon realising that they had more units than they could sell and the holiday property industry in the Spanish Costas fell victim to the same indecision found in the UK. (Unsurprising really as up to 65% of Spanish Property on the coastline of Spain was bought by UK residents looking to invest in a place in sun.

So whilst the world coughs and splutters towards global recession could it be that the Euro could hold the key to releasing the pressure and will we have to wait until the recession bites into European economies before the European Central Bank cuts interests rates?
It is certainly no forgone conclusion that a cut in base rates in Europe would take the pressure off the dollar. Certainly the election result in November could see McCain having to fund an even longer exit strategy in Iraq that would push the deficit to epic proportions. Hopefully voters may have to suffer $4 a gallon at the petrol pumps this summer to alight them to the fact that a Democrat may be a better choice than more of the same.

A Democrat win in November and a cut in European interest rates however may produce a combined effect that would ease pressure on the dollar. The good will feeling normally felt following any election would stimulate the economy in the states and combined with falling oil and gas prices it may be all the economy needs to stave off the recession everyone is feeling.

It feels like a plane waiting to land, slowly running out of fuel as it hangs in the air waiting for the tower to give the go-ahead for the landing. For the time being..just waiting.

So it seems with properties in Spain. Reports from across the country seem to indicate that the Spanish Property market is in a holding pattern. The only problem is that no body on board can raise the tower and getting the all clear to land seems a long ways off.

Agents on the Costa Blanca have also reported a mixed start to the rental season. The rental market for properties that has been the lifeblood of many agents who cover both aspects of the spectrum seems to have been hit with a touch of the economy blues, possibly with holiday makers agents waiting to see what happens over the few weeks with regards their mortgage payments before booking the annual summer vacation

For any one who wants to know….its warm in Spain at the moment. The sky is blue and the flowers are blooming. If you were thinking of a get away now is as good a time as any to take a last minute break and take up that holiday villa rental

See Ya soon!

Acne is one of the most common chronic diseases of the skin. It typically starts with blackheads, which are formed because of the formation of oil and dead cells inside a clogged pore. They usually spread and multiply when personal hygiene is not maintained. Proper acne treatments can be start from drinking of sufficient water everyday.

Water is an important agent of treatment for acne. Water is the most effective and inexpensive detoxifying agent for the body. It is vital for flushing the waste materials or toxins outside of the body. If water inside the body is inadequate, toxins may build up and clog the skin pores, leading to acne breakouts.

Water also aids in maintaining good muscle tone as it prevents dehydration, allowing the muscles to contract normally. Water also props up shrinking cells and plump up the skin, leaving it supple, healthy, and clear of acne.

What then is the right amount of water that we need to drink? The medical community recommends drinking at least 8 to 10 glasses, or approximately 2 liters of water everyday to keep a healthy and acne-free skin.

Drinking eight glasses of water a day is a sure fire way of cleansing your body. If your acne treatment problem is getting out of hand, you should start filling up and see the difference.

We like to keep you up-to-date with things in the Spanish Property market on Experseo.com. 2007 was not a good year for a lot of agents and many have fallen by the wayside in the flat property sales market.

As we start 2008 there are signs for optimism as AMLA, The MLS dealing with Spanish property for sale has announced record visitors for the first two weeks of the year.

Costa Blanca Property and especially Moraira property and Javea property have shown double-digit increases in visitors.

The proff of the pudding though is whether these visitors or ‘browsers will turn into buyers. It was confidence in the global mortgage market that made purchasers wary in the second half of 2007. Many came to look but left without purchasing. With interest rates in both the USA and possibly UK on the decline there may now be confidence returning to investors looking to cash in on purchases at the perveived ‘bottom’ of the market cycle.

As the year has progressed property sales have not recovered as had been hoped in January. Many agents are now looking to holiday rentals Spain to ease to continued slowdown in the sales market.

It really depends how long you’ve been around to know whether you can sit at your desk as a Real Estate Agent and kick the trash can muttering flipping houses or, if you have been around a while, you have seen the downs in a bear property market and know you just have to dig a little deeper to make the sale.
Of course a flipping houses blog isn’t a blog with sentiment, but a resource about that well known investment strategy of turning an investment over for a profit.

In this bear market it is always good to get tips on flipping houses . If fact, the more the better. Get all sides of the arguement before deciding the best way of investing in Real Estate. Bear Markets have their pitfalls but they also have their upsides. With a falling market you will nearly always find a higher rate of foreclosure and real estate auctions are plenty.
Real Estate Investing seminars are also a good source of information. Most important though is to take a no rush perspective when investing. Do your homework and research all sides before committing.

OK, I am baffled! Recently my e-mail business outlook packed up. I lost, or thought I had lost everything which with about 7-10,000 e-mails over the past 4 years was a bit of a disaster. I had never before thought that there were any alternative solutions to Outlook and frankly if it worked properly I wouldn’t have needed to be any the wiser. But as it packed up, I started a little research.

On a corporate server level Novell Groupwise started to appear a lot as an alternative to Micr..Exchange sytem servers. I started digging a little deeper and frankly started to get a little overwhelmed by the amount of products available in the market.

Groupwise I have discovered is a whole community of companies and products that offer solutions in the e-mail market. They range from Groupwise storage which I suppose is kind of self-explanatory. Groupwise archiving seems to link to products in the Gwava Retain range that covers solutions in security storage and archiving.

I strated to think that if all this stuff was needed to cope with e.mails on a corporate level that I should be glad that I had just my 14 or 15 e-mail accounts to cope with. I think I’ll leave the Gwavas on the fruit tree and stay a little less wise in my group of one!

If you are looking for something different in the form of learning a foreign language whist travelling and putting a little charitable work in at the sam time then there is something going on down Argentina way that might take your fancy.

Spanish Lessons Buenos Aires may sound exciting enough for most of us but how about ading a humanitarian aspect to it and combining it with charitable work in Patagonia or Argentina and volunteer in Latin America to really emerse yourself in the Spanish language.

It seems that just using a language school Buenos Aires just isn’t jazzy enough although I have always thought that B. A. would be the place to go to learn the Tango

One of these days you’ll be learning Spanish whilst doing the Tango with a Patagonian villager…who knows

When you read about SEO. Thats Search Engine Optimization for the uninitiated or the profession of trying to put a website at the top of the organic search results for any given keyword.
Having just read the first line of this article I have realised just how much jargon we use in this industry and that for the novice, and we were all novices once, it must be somewhat confusing.

So let me simplify. If you have a website it is normally because you have a product or service that you wish to sell to the public. To achieve sales you need people to visit your website. Your visitors are called traffic. The best way to gain traffic is to appear in the organic search results of Google, (and other Search Engines) for search terms that are relevant to your business. For Eample I own a website for Estate Agents in Spain to list their property on a MLS. The Biggest search term for this industry is Spanish Property, which receives about 10x as much traffic as any other search term. Therefore in a perfect world my aim eventually is to reach No 1 position for this keyword. In the interim you must aim to reach a Page 1 position for smaller traffic keywords which are less competitive and more easily achieved. Think of your keyword goals as a Christmas tree with the most competetive as the fairy on the top. The least competitive and most easy to achieve are at the bottom of the tree. There are many more of them to choose from so be selective, but a wide base of keyword terms that bring you a visitor a day is easier to achieve than trying to rank for one term that will bring you a 100 visitors.

Now most articles that you will read will start to talk about the fact that to rank for any given keyword you need to build links pointing at your site from other sites with the keyword you are trying to rank for in the anchor text of your link, (thats the clickable part of the text that sends the visitor to your site) . This is all true. You will read about the need for Directory submissions, writing articles, reciprocal linking strategies and many more ways to gain links from your piers so that you may build your link popularity and get your deserved place on the first page of results for the keywords you have chosen.

I will leave all those noble strategies to other for now and focus on a method of obtaing as many links as you want for yourself without going outside the remit of your own website. Do not get me wrong. All that you read about in-linking is bona-fide and should be persued as part of a multi faceted approach that is necessary for successful placement in the Search Engines. This article is designed however to highlight the importance of internal linking strategy of your own site that can make a great effect on your Search Engine position. It is an overlooked subject and often missed by many site owners. It is often the key to out ranking your competition but also should not be confused with a tradition of spamming the content of your web pages to gain position by stuffung the content with meaningless keywords and links.

Those strategies have pretty much been taken care of by the Search Engines in their algorithms.

When linking your pages internally there are some guidelines to consider.
These include,
The percentage of links pointing at any given page with the same keyword anchor text. If the percentage is too high it may be deemed to be spamming, so always keep your link texts varied leaving the most important keyword links coming from the most important pages of your site.

Use your footer to carry links to your most important pages. That way you are linking your most important pages from every page on your site. These can also be used as a baseline link for a generic keyword creating a good number of links to an important page. If you then link in content links with a more specific target keyword from an internal page you will gain good points for the important keyword along with recognition for the baseline links in your footer.

A final example as this subject will need to be extended later.

If you create a hundred pages of quality content about your site subject or product and you have 1 link in the footer to your homepage. Lets say its a site selling property and your footer link is property homepage. In the text you carry a link for Spanish Property for Sale also to the homepage. You now have 200 links pointing at your homepage with 50% of them tartgeted at your keyword.

If the assumption is correct that Google allows and reads up to 100 internal links on any given page without penalty then you can see that by interlinking your pages in an intelligent manner you could end up in our example with 10 000 links from a 100 good pages of content.

Whilst it is by ne means the only thing to consider, it makes a good start.

Travelling light…that’s my motto. If you give a bag to an airline these days it will probably end up having a better holiday than you, so why put up with the hassle and only take what you can carry.

Saying that, I left my one carry on bag recently not in the clutches of airport baggage handlers but in an airport parking lot…the poor little thing didn’t even make it to the terminal building. If you think this seems a little wierd then let me elaborate.

I started the day in the Birmingham Airport Parking lot. well, not literally started my day…I had just flown in from Atlanta and was looking for my hire car. I was in a rush because I had booked the flights to save money and was now stuck with an hours drive to get to Luton where I would drop off the hire car in Luton Airport Parking before catching my onward flight to Spain…with me so far….good

I found the car and got on my way. As usual the M1 was a bumper to bumper experience at 80 miles an hour with regular 0 miles an hour stops for road works. by the time I got to Luton I was running late and dumped the car at parking and rushed into the terminal.

One glance at the board told me I was in trouble. The flight had been cancelled. I ambled up to the Airline desk only to be told that there were no more flights out of Luton that day and if I wanted to get to Valencia before tea-time I would have to take a trip to Stanstead where there was a flight leaving in 31/2 hours.

I took it. I had been travelling for so long now I thought…well I didn’t actually think anymore…I just kinda grunted and automated my limbs in the general direction I was going.

I got on the bus to Stansted and fell asleep. I was awoken outside Stansted airport parking. I stumbled off the bus and squinted at the general direction of the terminal building and finally had a thought…I might just get home…might…

It wasn’t until I was standing at the check in counter I realised I had no baggage.

I know at the beginning I said that I don’t carry bags…but this was the one small bag, the carry on…it was gone..

But where…

Compulsory reading for all Ridley Scott ‘Aliens’..oh and anyone want to set up a website for the first time. Web Hosting reviews are the place to begin looking for the elusive character of cheap and reliable web hosting. I suppose you have to go with a budget but I would suggest that reliability is a big factor when choosing a hosting company. At webgeeks you can find independent reviews on on companies. Bluehost reviews and hostmonster reviews deal with two of the top companies that provide reasonably placed hosting and reasonable costings but here you can compare them against the big boys like yYahoo hosting and others such as fastnext, vistapages and lunarpages.

After reading and musing your way through the reviews, ask around and find people you know that actually use the service you have opted for. There is nothing like a personal recommendation. But failing that the reviews will give you a much better insight into what is available amonst the hoards of hosting companies and what works and what doesn’t. Little word….You normally get what you pay for..

When it comes to the top end of the market in computer hardware, I start to get a little lost. I wasn’t in school when they were handing out classes in embedded computer boards….in fact when I was in school they wern’t even handing out classes in computers. Back in 82 the word PC stood, not for Personal Computer, nor even political correctness. No, PC had something to do with the distance you were allowed to get within a member of the opposite sex!

Back to computers… The ISO 14443 is the industry standard for for contactless proximity cards operating at 13.56 MHz in up to 5 inches distance. Now thats a mouthful… but as it relates to CPU boards or computer on module that fit into many varying solution boards it is taken as value.

Maybe I should have stayed with the rules relating to sexual conduct at school in the eighties. reading this back either starts putting me to sleep or at this time of night, just plain confuses me…

I must be getting old!

When I was at an age….although these days it seems that any age is game playing age…. the industry had moved from Space Invaders to Galaxian and PacMan…I was really good at Galaxian! Anyway, this short-lived game-playing frenzy wasn’t really as cool as it is now and so for Playstation I substituted play….action……with girls!, real live ones!!

These days, Free online games are all the rage. You dont need the expensive equipment or have to pay for the actual games. The list of games that you can play is endless and although ‘doing it in your bedroom has never been so much fun’ had a much more intense meaning in ‘my day’, dont knock it until you’ve tried it!

Action games….the doble entendre’s are getting too much to handle… Retro Games…you can find them all at online-games-zone.com.

Its all absolutely free and with nothing better to do in your bedroom alone it will give you something to try your hand at….without the need for laundry services!!

As you probably have read, we like to keep you up-to-date with things in the Spanish Property market.

One such service is operating in Georgia. Flat fee Georgia MLS listings mean that it you were thinking of selling your property as FSBO but want to list it on the MLS…now you can.

The Agent is basically selling a 1 point service giving you access to what used to be the bastion of the Real Estate Agent. Whether this is a case of hard times influencing the market or a move in trends due to a fluid expansion of the ever-changing market is yet to be seen.

If more MLS offers start to pop up then there could be a rush for market position.

It had to happen at sometime. Maybe it was the downturn in the Real Estate Market that has shown that the power of the internet is starting to usurp the value of the Real Estate Agent service. Whichever is true, the Flat Fee MLS has emerged and is here to stay.

The Flat Fee MLS is a merger of ideas, taking the ability to list on a property on the MLS with the FSBO method of an individual property owner selling their house without a Real Estate Agent. MLS listings have in recent years always been the bastion of the agents. The increase in internet use has meant that to get good exposure for a property then an MLS listing was almost essential.

Now we are seeing the emergence of brokers ’selling their birthright’ for a flat fee, allowing the individual the access to the MLS through their brokerage but not offering any other service.

In hard times it is something that may spread!

The holiday industry in Spain provides the majority of income to the coastal areas of the Costa Blanca, Costa del Sol etc. A good chunk of this goes to private villa owners who rent their properties to holiday makers through the summer months

Spain Rentals are big business. So its no surprise that the Estate Agent Association AMLA is getting in on the act. The Spanish Property MLS is set to launch a sub domain for villa rentals Spain. The site differs from most because it has the ability for property Agents and Owners to market their holiday vill using video as well as the normal photo layout.

AMLA, who recently also launched their community & property forum and video sub-domains intends to market heavily to attract Costa Blanca villas owners and Costa del Sol Properties where video production facilities are available at low rates,

AMLASpain, The Spanish Property MLS, has said that its goal for 2008 is to achieve authority status on google for Spanish Property. Having added in the last two months a Spanish Property Forum & Community forum, Video facilities for property marketing, a sub-domain for holiday & villa rentals in Spain AMLA believes it has put all the ‘cards in a row’ to achieve its aims.

‘In association with the Spanish language site AMLACasas we hope to attract an ever-increasing share of the domestic market towards Multiple Listing. Future goals then include launching a property MLS in the UK for the UK domestic property market. We can undercut the advertisers like Rightmove by 75% and offer back-office software to boot. I think we will find customers..

I know its relatively old but seems to fit quite nicely into the home loans scenario that faces a lot of people at the moment.

We all know that the market is flat and its always a difficult decision as to sell and move for whatever reason or stay put. Guaging the top or bottom of any cycle is never easy and as long as you try to avoid getting in at the top and out at the bottom then you will always benefit from owning your own home.

As an alternative to moving there is always Home Equity loans. Instead of moving….upgrade.

Equity Loans can release the necessary capital that has built up in your property to ad an extension so you can put off the move even if you were unable to put off child No.3!!

Whichever route you choose, be assured that your home is the best investment you ever made.

Add cheap hosting and it can cost as little as $5 a month to be be up and running with a website on the internet.

This is possible because of the open source nature of the free wordpress templates that allow you to access the script software for free.

Part of the reason that wordpress templates are free is that quite often they are sponsored. The links you find at the bottom of your website follow the designer selling the link space which covers his design time and effort. For the sponsor, the chance to get multiple links into his site…the more popular the theme the more links he gets.

So be sure to benefit from both ends….download free wordpress templates and if your looking for some good SEO links to your website, consider sponsoring a theme or two. It may just be the making of your site.

On the 5th of December Respiro Media launched TagDiri.com, The Tag Directory. TagDiri.com is the first Tag Directory which’s structure is similar to the well-known web directories’ structure.

High quality resources

The main mission of TagDiri.com is to offer high quality resources which are relevant for those who are looking for reliable information, services and products. Each tag submission is verified by a representative of Respiro Media and only those sites are included in TagDiri.com whose content meets the criteria listed on the Submission Policy page.

More than “another” web directory

Apart from becoming a collection of valuable tag resources for the regular Internet users, we also want TagDiri.com to become an attractive advertising partner for web masters. TagDiri.com is more than “another” web directory. We came up with an innovative directory model which has all the premises to become successful. Our concern for the promotion of TagDiri.com is ongoing from the very first moment and we are acting accordingly.

About Respiro Media

TagDiri.com is presented by Respiro Media, a Romanian Christian web design company. Founded in 2007 January, Respiro Media offer web design, web development, logo design and print design services through its sites: RespiroMedia.com and ReLogoDesign.com.

Mortgages and Home loans have been big in the news in recent months. The drop in the housing market due to the credit crunch caused by the sub-prime mortgage market has created some scary headlines across the country and many have put off moving because of it.

People move for many reasons, one of which is to increase their living space because of an addition to the family or just because the existing members are getting to large for the existing living arrangements!

If moving has become a difficult option then home equity loans may provide an answer. An equity loan releases some of the capital tied up in your property. This can be used for many purposes including increasing the existing residence, building that room over the garage or utilizing the loft space into a work area.

Home equity loans come in all shapes and sizes, so do your homework before jumping into a new home loan.

Social networking is all about bringing people together….Facebook, Myspace etc have all been valued recently with huge sums being bantered about in the multi-millions. Just like the purchase of YouTube what is the valuation of these companies based on. With You tube it was fairly obvious. 100 millions viewers everyday is a pretty large audience for an advertising company to own….and whatever you think, thats all Google really is….an advertising company. They protect their market share with a ruthless disregard for competition even slapping the hands that feed them…..the website owners, if they dare try to share in a mythical value,(Pagerank) that Google in its wisdom has bestowed on them. What is value anyway if it does not act as a medium of exchange…no real value at all. Its like getting stranded on a desert island. All of a sudden a man from Google rows buy and chucks a gold bar onto the beach…..Your rich. There is a snag though. Yea the obvious one…and a month or so later you starve to death. Ah…but you died a rich man….said the Googleman at your funeral when they finally found your body and buried you.

I digress. I was making a point about social networking and their value to businesses that are not multi-mi..billion dollar advertising companies. Well if you cant beat them…so the saying goes….then create your own…..market that is.

One site that is attempting something new in Business & Social networking is amlaspain.com, The Spanish Property MLS

They recently announced the launch of a community forum to attempt to bring local community services together with the future potential residents looking to buy property in Spain. Launch hot on the heels of a video site, a spanish language version and soon to be launched villa rental site, AMLA seem to be attempting to create a network of sites similar to a social network within the framework of a business driven entity…the Property MLS.

Web hosting is a service where many people use one particular site and that particular site will get a lot of visitors. Thus, it is also termed as shared web hosting. It is called so as usually hundreds of customers share the same particular server. The advantage of this shared web hosting is as many people share the same web site the cost on the construction, maintenance and other stuff are reduced to a lot. But it has its own disadvantage too, as when many people get into the same website, and to one particular page, if there are lots of people visiting, that is if the traffic increases for that particular forum, then it can cause the server crash down for all the sites with that server. But a good web hosting service would be able to keep the server up but in order to do this perfectly, the price and cost has to be increased naturally.
So when, these prices increases, the web hosting services in order to increase more people start letting out we hosting coupon and web hosting refund. The web hosting rebate usually will be given to the customers once they sign up and fill out the rebate form within 30 days. Once the customer signs up with a particular web host, fills in the rebate form and does not cancel his subscription within 45 days, the refund will be allotted in full to the customer and the same will be automatically credited to the customer’s pay pal account with the email address provided.
Sometimes, the set up fees would be refunded but in particular cases such as, if the customer has cancelled the account prior to activation and if the desired domain name is not available. Renewals of these web hosting contracts will be refunded once the notification is been received no later than 10 -15 days following the renewal date. The web hosting Service Company would not be able to refund the money if the notification is received after the mentioned date for refund.

Jokhang Temple is the spiritual center of Tibet. Everyday pilgrims from every corner of Tibet trek a long distance to the temple. Some of them even progress prostrate by body length to the threshold of the temple. Pilgrims fuel myriad of flickering butter lamps with yak butter, or honor their deities with white scarves (Kha-btags or Hada) while murmuring sacred mantras to show their pieties to the Buddha.

It lies at the center of the old Lhasa. Built in 647 by Songtsen Gampo and his two foreign wives, it has a history of more than 1,300. It was said that Nepal Princess Tritsun decided to build a temple to house the Jowo Sakyamuni aged 12 brought by Chinese Princess Wencheng. Princess Wencheng reckoned according to Chinese astrology that the temple should be built on the pool where the Jokhang now locates. She contended that the pool was a witch’s heart, so the temple should be built on the pool to get rid of evils. The pool still exists under the temple. Then goats were used as the main pack animals, as is the reason the city is called Lhasa. The construction took 12 months. However it was originally small and had been expanded to today’s scale in later dynasties. When the Fifth Dalai Lama took reign, large-scale reconstruction and renovation had been done. The temple is a combination of Han, Tibetan and Nepalese architectural techniques. Visitors will see sphinx and other weird and sacred sculptures.

The temple keeps many invaluable cultural relics. The most famous and valuable one is the Jowo Sakyamuni aged 12, which is circumambulated by thousands of pilgrims day and night. On his sides, there are altars of Songtsen Gampo and his two wives who introduced Buddhism into Tibet. The murals in the main hall are also worth seeing, depicting the procession of Princess Wencheng arriving in Tibet and the building of the Jokhang Temple while other murals tell Jataka stories. Two thangkas imaging Yamantaka and Chakrasamvara from the Ming dynasty (1368-1644) still remain in perfect condition. The gold bumpa (a vase) upon which the reincarnations of Dalai Lama and Panchen Lama are decided, musical instruments brought into Tibet by Wencheng and other important stuffs are also kept here.

Every year, the Great Prayer Festival will be held in the Temple. The rites of Dalai Lamas and Panchen Lamas’ initiation into lamahood are also held in the monastery.

As the new American election approaches, there are many candidates that will potentially make American History. One of these candidates is Barack Obama. If elected as the next present, he will be the first ever African American president in history. For those who do not know about Obama, here is a brief yet insightful biography.

Obama was born in August 4, 1961. His first experience in politics was when he was the junior United States Senator for his state under a Democratic Party. While receiving such role, he already contributed to history by being labeled the fifth African American Senator in a whole history of the United States.

In 2008, Obama will be running for Presidency. His Democratic Party’s mission is to end the Iraq War, which is quite turn around for the country. It will be quite interesting to see how the election plays out, which may ultimately show the nation’s current stand on the war. Of course each candidate has their own view on the war and it will not be the sole reason why the American citizens will be voting in favor of a specific candidate.

Barack Obama also wants to implement a universal health care system which allows the right to all citizens (and some permanent residents) to health care, regardless of the fact that they can afford to pay for the services or not. This is essential for the United States since they are the only industrialized country that does not grant all of their citizens the right to health care.

If Barack Obama were to be elected as president, it will show how much the United States has gone through pass their decades of discrimination against the African American. Of course racism has already decreased since the 70’s and 80’s but it still lingers within the country if we admit it or not. The sole purpose of voting for a certain senator is not to chose whether he or she is in a specific group (such as race, class or gender) but rather look through such things into their values as a person and goals for the country. This election will be one of the most important elections as there is lots of potential for history to be made and of course, a major impact in the country’s direction.

The results of Barack Obama’s campaign for presidency is not as predictable since the vote is going to be determined by generations of people who have new mindsets. As opposed to decades ago, if a similar election would be held (with a female and black senator running) the results would be quite obvious because of the discrimination between the two. However, the United States are in a new state, but of course those with the discriminating generation are still alive and voting.

As each candidate tour the country hoping to convince voters to vote for them through their campaign, Obama New York as a win would greatly benefit is campaign along with California Obama majority. Tune into the 2008 election as history will surely be made.

Are you one of the 47 million without health insurance? Do you realize that over half of all the bankruptcies in the USA occur as a result of an emergency medical cost? Many medical insurance plans are too costly for people on a modest income. COBRA monthly premiums are shocking to people who are between jobs. Graduating students do not have extra cash to spend on expensive health insurance plans before they get benefits from their jobs.

Short term health insurance plans are designed to give you the coverage of health insurance at a fraction of the cost. These medical insurance plans do not have co payments for doctors’ visits. They also do not generally have prescription drug benefits, nor do they cover pre-existing conditions.

The temporary medical insurance plans do offer major medical coverage for catastrophic situations for a fraction of the cost of co pay plans or COBRA plans. They have a deductible which you choose and an out of pocket maximum. Once the maximum is met, the insurance covers medical expenses at 100%. This coverage could be all you need to keep you out of bankruptcy in the event that you need medical care. While these plans are considered ‘temporary insurance’, they are designed to cover the individual or family for as long as the client pays the premium.

If you don’t know how long you will need the coverage, you can opt for a month-to-month payment plan. But if you know you will have coverage at a certain date, you can save money by selecting the single payment option for the insurance. This is a good idea if you are in a waiting period for a new job before the health benefits begin.

You can get coverage in as little as 5 minutes effective as early as midnight tonight, and apply directly online at several websites. Compare several different options and you will be surprised at how little it costs to insure you in the event of a medical emergency. There is no need to be one of the 47 million Americans in danger of bankruptcy in the event of a medical emergency. These plans are affordable for everyone.

If a person decides to purchase a car the first thing he does is discuss with his friends and relatives and then the next thing he will dodge on is the internet. There is a large amount of information on automotive is available on the Internet. But many people finally purchase their new dream car within a few days of their decision to buy a new car. Thus the new cars are merely sold rather than being making an informed decision on buying.

So the best thing is to go for a virtual car shopping and search for all the options available. You should be able to select a car which will meet all your needs and it should be a pleasure to drive the car and need to be reliable, safe and economical too. Care should be taken more on performance and high style of the vehicle to
